The 7 Steps of a Remodel

Whether it’s a single room or the entire house, remodeling is a big deal. Use this 7-step outline to help you prepare.

Step 1: Plan

  • Determine whether you need a professional, such as an architect or designer-builder, to interpret your home improvement vision. Create a design that you love and that meets your budget requirements.

  • For a self-designed space, choose a contractor that you trust and with whom you can work smoothly.

  • Establish a budget and follow it.

Step 2: Execute

  • Go over the design plan with your contractor to get his input. Flesh out any recommendations for improving flow or cutting costs.

  • Choose products and materials necessary for the project — especially those that are needed immediately and those requiring long periods of lead time, like cabinets.

  • Allow time for the contractor to apply for necessary permits, create a comprehensive construction schedule, and put together his work crews.

  • Get acquainted with the production manager or job-site supervisor and establish an open line of communication. They will most likely serve as your key contact during the project.

Step 3: Discuss

  • Set up a pre-construction meeting at your home for you and all the key professionals who will be working on the project and must stay informed, like the architect or designer, the contractor and his job-site supervisor, and any important subcontractors.

  • Go through your home with the key professionals and discuss everything that needs to be done. Keep notes and follow up in writing on anything that changes from the original plan.

  • Establish the ground rules with your contractor and job-site supervisor.

  • Develop a communication plan:

    • Figure out who your main contact person will be. In most cases, it will be the job-site supervisor.

    • Have a communication notebook set out in a central location where the work crew is free to write down relevant comments about the project. Review it daily and include your own comments and questions.

    • Create a weekly communication schedule between you, the job-site supervisor and the contractor.

Step 4: Prep

  • Clear the work area of personal belongings.

  • Set up a cooking area in another section of the house, if needed.

  • Set up a portable toilet, dumpster and construction fence.

  • Clear space for large building materials to be delivered, like drywall or rafters.

Step 5: Demo

  • The wrecking crew takes over and does what is necessary to prep for the remodel.

  • The demolition area is sealed off from the rest of the house with sheets of plastic. Be sure to check the plastic often to ensure it stays airtight or dust and debris will cover everything.

Step 6: Reconstruct

  • The work crew preps the foundation; frames the floors, walls and roof; and puts in the windows.

  • The electric, cable and phone lines are run; plumbing is roughed in; and HVAC system conduits are placed.

  • Insulation between rafters and studs is put in; drywall on ceilings and walls is put up and then taped, mudded, sanded and primed; and floor underlayment is installed.

  • The house’s exterior is roofed and sided.

  • A finishing crew steps in and finalizes the ceiling and wall surfaces; installs counters, cabinets and window trim; and puts in light fixtures and appliances.

  • The electrical and plumbing systems are finalized, and the flooring is completed.

Step 7: Completion

  • Walk the remodeled area with your contractor, noting any unfinished details or mistakes that must be fixed. Keep an itemized list.

  • Hold a final inspection with your contractor once your list of unfinished details and mistakes have been addressed. Check off the items on your list as you walk through.

  • Discuss warranties and go over equipment operating instructions.

  • Give the new area a few months to settle. Watch for drywall cracks or nail pops. Make sure all systems are operating as they should. Call the contractor if any follow-up repairs are needed; a good contractor will check back occasionally to make sure everything is working properly and you are satisfied.
